Asbestos Testing for Popcorn Ceilings in South Bend

Worker scraping a textured ceiling coating with a wide blade after asbestos testing clears the ceiling in South Bend

Asbestos testing means we take a small sample of your popcorn texture and send it to an accredited lab before anyone scrapes. It is for South Bend area homeowners and landlords who want to know what is overhead before they disturb it. You get a copy of the lab report, and a clear answer on whether we can scrape the ceiling or whether you need an abatement firm.

How we take the sample

We mist a small patch of the ceiling, cut a sample down to the board, and seal it in a labeled bag. We take one sample per ceiling area, since a house can have texture from more than one decade. Then we patch the spot and send the samples to the lab. You get the report and a written quote together.

Why a build date isn't enough

EPA banned spray-applied asbestos surfacing in 1978. EPA's broader 1989 ban didn't last, because a court overturned it in 1991. That history means a house from 1979 isn't cleared by its age, and an older house with texture added later can surprise you either way. South Bend's median home dates from 1955 and seven in ten went up before 1970, so we treat the lab as the only answer.

What Indiana requires

IDEM's asbestos rules apply to "facilities", and the definition excludes residential buildings with four or fewer dwelling units. IDEM says owners of a noncommercial home that size don't need an inspection, IDEM notification or an asbestos license for work on it. Buildings being converted to commercial use, buildings within larger installations and multi-home developments don't get the exemption. Waste-disposal rules apply to everyone. Landlords should confirm their status with IDEM before planning work.

If the result comes back positive

We stop. We are not an asbestos abatement contractor, and we won't scrape a positive ceiling. We refer you to an IDEM-licensed abatement firm, and you can check any firm's license in the state's Search and Verify database. Once the abatement firm clears the room, we can come back for repairs, a skim coat and paint.

Asbestos Testing questions

  • How much does asbestos testing cost?

The lab fee is [PLACEHOLDER: lab fee per sample] per sample and shows as its own line on your quote. Mail-in kits run about $30 with the lab fee, and a full professional inspection costs $250 to $850 by national guides.

  • How long do lab results take?

[PLACEHOLDER: lab turnaround]. We book your scrape date once the report is in.

  • Can I just buy a test kit?

You can. Wet the patch first, wear a respirator, and seal the sample well. If you send us the lab report, we'll quote from it.

  • Do landlords need an inspection?

IDEM's exemption covers noncommercial residential buildings with four or fewer units, and it doesn't say whether a rental counts. Call IDEM's asbestos section to confirm before you plan the work.
