Service Areas: South Bend, Mishawaka and Granger

South Bend

South Bend's median home dates from 1955, and seven in ten were built before 1970. River Park was platted in 1899, and most of its homes went up in the 1940s and 1950s. Chapin Park holds turn-of-the-century houses and joined the National Register in 1982. Lincoln Way East dates from the 1890s to the 1920s. Most homes in Keller Park and Twyckenham Hills date from 1940 to 1969, while Sunnymede and Kennedy Park are majority pre-1940. We also work in Harter Heights, Sunnyside and Miami Hills. Permits here go through the South Bend and St. Joseph County Building Department.

Mishawaka

Mishawaka's median home dates from 1975, and 37.8% of its homes were built between 1970 and 1999. Normain Heights is a post-war subdivision from 1946 to 1951. Mishawaka runs its own building department, separate from South Bend's, so we check its rules for each job.

Granger

Granger's median home dates from 1986, and 68.3% of its homes went up between 1970 and 1999. That puts most Granger ceilings in the decades when builders sprayed texture as a default. Granger permits go through the South Bend and St. Joseph County Building Department.

Notre Dame and student rentals

Rentals near Notre Dame and IU South Bend turn over between May and August. South Bend landlords register rentals with the city by September 1 each year, and the rental inspection program checks for chipping and peeling paint. We schedule rental ceilings into that turnover window. Landlords should confirm with IDEM whether the state's asbestos exemption covers their building.
